I found the hotel to be in a super location, only a minute from transport into venice. the staff were friendly, very helpful, and approachable. They provided great assistance. the rooms were quiet, featured a bedroom and a living area with a fridge and kettle.

i was a little disappointed by the limited drinks available for consumption in the garden. the restaurant and bar was closed, and there was no option to buy something at the reception. enjoying the garden i reserved and paid extra for was not possible.

The breakfast buffet featured lots of choice to suit all tastes. It was served in a lovely lagoon view dining hall. breakfast catered to everyone with fruit, yogurt, cereal, cake, bacon, and eggs. the food was AMAZING!!!

The location is a major plus. It's only 50m from the ferry terminal. the hotel offers gorgeous views from the terrace and dining area across the lagoon. you can get no closer to the water bus!!

The buffet breakfast had great value and many choices. the location is right next to the ferry port. This made travel easy. the air conditioning in my room worked very well.

i was disappointed that i could not buy drinks to have in the garden. the restaurant and bar were closed. i could not even buy something in the reception to enjoy in the garden that i paid extra for. the noise from the bathroom fan was unbearable. the air could not be regulated.

the suite had a lovely lagoon view and a garden. i found firm beds and pillows there.. a separate room exists next to the bedroom. the free mini bar, kettle, and coffee were a bonus.

i was slightly disappointed that there weren't more options to buy drinks to enjoy in the nice garden because the restaurant and bar was closed.
